Around here at least, the only way the equation works is to have enough people splitting the cost. There are no 1,2,3 bay enclosed garage repair spaces showing up on Craigslist. So yea, everyone has to be grownup about it. We have issues from time to time with shop cleanliness, taking care of the common areas, misplaced tools, but nothing overwhelming. I know all of my fellow shop mates personally so that is a big help. If I were going to be the name on the master lease, I would expect to have a good chunk of my space paid for out of the sublessors' rent. Friendships aside, you really do have to function like a landlord.
